Construction and Development Management
Provide comprehensive oversight and management of capital projects on behalf of owners, ensuring projects are delivered on time, within budget, and to the highest quality standards. Scope of services includes project planning, scheduling, budget control, risk management, stakeholder coordination, and ongoing reporting to align project execution with client goals.
Offer strategic guidance and expertise to clients throughout the development process, from concept to completion. Services include feasibility analysis, entitlements and permitting support, stakeholder engagement, financial structuring, team assembly, and overall project coordination to ensure alignment with market demands and client objectives.
Provide in-depth evaluation of project viability, including market and financial analysis, entitlement review, and risk assessment. Scope includes strategic planning, scenario modeling, and the development of actionable roadmaps to guide informed decision-making and successful project execution.
Oversee and manage the development and execution of competitive solicitation processes, including drafting RFPs/RFQs, bidder outreach, proposal evaluation, and stakeholder coordination. Ensure transparency, compliance, and alignment with project goals to secure qualified partners or vendors for successful project delivery.
Deliver strategic advisory services to structure, negotiate, and implement successful public-private partnerships. Investment and Capital Advisory
Support institutional and private capital with full investment analysis including market research and feasibility, demand studies, underwriting and financial modeling, comp support and anecdotal research related to individual assets, portfolio, and/or product type evaluation for applicable markets.
Scope of services range from evaluation and analysis of capital structure to targeted procurement of debt and/or equity financing sources for acquisition, recapitalization, and development of projects.
Support for clients seeking to restructure or amend asset loans, refinancing debt, and/or discreet recapitalization of assets with new sources of capital; scope ranges from underwriting and analysis to negotiation and restructuring with lenders and equity capital.
QuakerLane has extensive knowledge and relationships within Opportunity Zone legislation, offering compelling tax deferral incentives for investors seeking long term investment in federally designated economic development areas; scope ranges from identification or evaluation of assets and markets to deal structure and team composition for pursuit and/or investment in projects within Opportunity Zones.

Drexel University
Construction Management Services for New P3 Student Housing Facility
Served as the Construction Manager for the ground up construction of a 350,307-SF residential, commercial and retail development. Includes two residential buildings; a nineteen story with attached eight story and an additional eight story building for students, faculty and staff. Includes 860 beds with a mix of townhouse, 2, 3, and 4 bedroom units, 30,845 SF of retail/mixed use, and 14,800-SF community/social space including game room, fitness center, business center, laundry, 60 seat theater, and a green roof.

Princeton University
Construction Management Services
Served as the Construction Manager for the ground up construction of two residential colleges (Yeh College and New College West) each with four – 4 to 6 story buildings totaling 500,000-SF of space. The space is broken down into 363,500-SF of student housing supporting 1,000 beds within 550 residential units, 4,000-SF for head of college faculty residences, 88,000-SF of shared community space, 32,000-SF dining and kitchen facility, and 13,000-SF theater. The project contains many sustainable features including geo-exchange heating and cooling systems and green roofs, among others. The exterior wall system consisted of 14 separate but cohesive systems, marrying brick, glass, timber, metal panels and many other materials. The project required all new utility infrastructure fed from multiple locations on campus and was located on a 12-acre site with new exterior artwork, hardscape, and landscaping. LEED Gold certification is being pursued for the buildings.

University of Pennsylvania
Construction Management Services for New P3 Student Housing Facility
Served as the Construction Manager for the demolition of the interior of two graduate student residential towers including all MEP infrastructure. One tower is 22 stories and the second is 16 stories. The towers are connected with a below grade loading dock serving University of Pennsylvania’s Sansom Place West and the 11,500-SF retail space on Chestnut St. The 245,000-SF renovation consisted of 588 beds within 471 one- and two-bedroom residential units and includes 5,500-SF in amenity space. Project includes new windows, all new electrical service, with 2 new switch gear setups, 2 bus duct risers, all new panels and wiring, new VRF heating system, new plumbing risers and piping, new sanitary systems, new sprinkler system, new IT and security systems. Site work consisted of repair to an existing plaza and coating of the concrete along with new landscaping.

Newark Housing Authority
Construction Management Services
Served as the Construction Manager for the interior demolition and renovation of a 189,000-SF, eleven story Lincoln Towers Seniors Housing Renovation with 245 units and a full basement. The renovation included a new roof and other exterior improvements, new kitchen cabinets, Energy Star-rated appliances, new bathrooms, flooring patching and painting, door/frames and hardware replacements, windows, and a new intercom system. The project also included sanitary sewer replacement, new electrical systems, new fire suppression sprinkler system, upgraded fire alarm and security systems and new heating and air conditioning systems.

Oversight of asset sourcing, acquisition, underwriting, and construction management for adaptive re-use and restoration of a historic building in downtown Boston, including increase in density, design and scope of new lobby and amenities, evaluation of residential conversion, mass timber expansion, and building remeasurement.

Malden, MA
Provided asset identification and buy side underwriting for office and mixed-use repositioning, procurement of debt and equity financing, and oversight of asset renovation project from Class C to Class A historic repositioning; project was fully renovated and stabilized through pandemic and subsequent period. .
