With combined decades of institutional experience in commercial real estate on some of the most complex deals in the United States, including large scale mixed-use, life science, office, and multifamily, our team brings a high degree of sophistication and professionalism to every project. We are engaged in our communities, serving on numerous non-profit boards, committees, and industry thinktanks to maximize impact.

The Quaker Lane Team
Carlos Febres-Mazzei
Carlos launched Quaker Lane in the Fall of 2018. He is a lifelong real estate professional, having started his career in golf course design and resort development. Prior to launching Quaker Lane, Carlos spent 12 years raising capital for real estate developers and institutional investors while at Eastdil Secured, CBRE, and HFF, with over $19 Billion in total transaction experience in knowledge markets across the United States, most recently in Boston, Cambridge, San Francisco, and Seattle. Carlos has a Bachelors in Landscape Architecture with a focus in Urban Planning, and a full-time MBA (magna cum laude) from Babson College. He was awarded the Boston Business Journal “40under40” in 2012 and Urban Land Institute’s Global “40under40” in 2014. Carlos sits on numerous non-profit boards and committees, including being the current District Council Chair for ULI Boston, Product Council Vice Chair for ULI UDMUC-RED, led the conception and fundraise for a major minority scholarship initiative for ULI, and sits on the board for CRJ. Carlos was also elected to the Urban Land Institute’s Global Governing Board of Trustees in 2021.
Puja Suneja Peruto
Puja leads the Philadelphia office for Quaker Lane and has almost 20 years of experience in real estate advisory providing institutional clients with strategic guidance, execution for operations, and asset management. Prior Quaker Lane, Puja oversaw the creation of investment management, asset management and investor platforms for a middle-market real estate private equity firm, and co-managed EY’s Transaction Real Estate group in Philadelphia. Puja came to Philadelphia to attend the Wharton School at the University of Pennsylvania and has stayed to raise her family in the city. She co-chairs ULI’s Philadelphia Health and Life Sciences Council, sits on ULI’s University Development and Innovation Council and serves the community through a board position with Big Brothers Big Sisters.
Lou Tejada
Lou brings over 7 years of experience in real estate lending and capital raising for institutional clients while employed at Eastdil Secured and Morgan Stanley, with a focus on major markets across the U.S. Over his career he has worked on over $5 Billion in transaction volume spanning a variety of asset classes. Lou holds a Bachelor’s degree from Princeton University.
Brendan Desimone
Brendan started at Quaker Lane as a summer analyst in 2019 and assisted with the firm’s first acquisition in Malden, MA. Prior to Quaker Lane, Brendan spent two summers working in Governor Baker’s Office. He majored in Global Business at Georgetown University’s Walsh School of Foreign Service. On campus, he wrote for a science publication and participated in Model United Nations.
